A veranda can transform even a brand new home. We received a request for a veranda price for a new build house in Exmouth Devon, the client sent through a photograph of the back of the house indicating the extent of the veranda, as picture below. Whilst a veranda could be installed the usable area would only be around 2/3rds of the covered area with the balance extending over the steps leading out of the garden. With the area being quite compact to start with it did not seem a very cost-effective outcome so we arrange to meet the client on site to discuss options.

It quickly became apparent that the existing steps led down to an area within the curtilage of the house plot, we suggested the steps be relocated outside thus extending dramatically the usable area. As the existing steps led down to a parking area easily capable of accommodating two cars with the steps relocated there was no loss of facility.
By moving the steps the veranda area became much more useful and provided the opportunity to build a good-sized glass room.

We also proposed a new timber deck which would extend over the whole area covered by the veranda including the existing steps, to maintain access the steps would be provided to the outside. The client was keen to match the new steps with those common on the estate so we provided temporary timber steps until the masonry steps could be installed. Whilst we were designing the solution the client gained confirmation that the steps could be moved.
Temporary steps
The final design comprised an 8.8mm laminated glass roofed veranda with an end panel consisting aluminium planking with polycarbonate sheeting to the high level. The polycarbonate sheeting allows light in whilst screening the adjacent wall and fence, the aluminium planking forms a solid robust lower section. To the front toughened glass sliding doors with five doors sliding to one side, maximising the open area. The final side to have a storm screen that would remain open most of the time but in inclement weather could be lowered giving a totally protected area.
Decking and end screen
By building the deck as well as installing the veranda we were able to fit it neatly around the veranda structure and ensure the levels were right for the doors and screen and also get the extra supports under the sliding glass doors.
The outcome is a covered and protected area that can be used all year around with the bonus that it is 30% larger than initially envisaged.
